CHARGE of the PLANNING & ZONING COMMISSION:
As outlined in the Connecticut General Statutes, the Planning and Zoning Commission shall prepare, adopt and amend a Plan of Conservation and Development for the municipality, outlining the Commission’s recommendation for the most desirable use of land within areas of the municipality for residential, recreational, commercial, industrial, conservation and other purposes and for the most desirable density of population in several parts of the municipality. This is accomplished through regulations made in accordance with the Plan of Conservation and Development and designed to lessen congestion in the streets; to promote health and the general welfare; to prevent the overcrowding of land; to avoid undue concentration of population and to facilitate the adequate provision for transportation, water, sewerage, schools, parks, and other public requirements.
COMMISSION’S RELATIONSHIP WITH TOWN PLANNING & COMMUNITY DEVELOPMENT DEPARTMENT:
The principal functions of the Planning Department are to act as technical advisor to the Planning & Zoning Commission; to gather and disseminate technical and statistical information; to act as a liaison between the Planning & Zoning Commission and various local state agencies and individuals; to communicate and advise the general public regarding planning and zoning matters; to maintain a complete and accurate filing system; to review subdivision and development proposals to determine their impact on our natural resources, the infrastructure, and surrounding neighborhoods; to encourage sound economic development; to draft Subdivision and Zoning Regulation revisions; to assist in Town Plan updates; to prepare and update maps and plans as required; and to assist other Town agencies as needed. The Department is responsible for the implementation of Erosion and Sedimentation Control Plans. The Town Planner also serves as the staff advisor to the Conservation Commission and the Design Advisory Board.
